100% of the owners Wayne Levinson represented received a reduction, totaling more than $5.1 million in value cuts in the Deer Valley East Village tower’s second assessment year
Park City, Utah, October 30, 2026
ParkCityTax.com, the Park City–based property tax appeal practice led by Wayne Levinson, announced today that it has successfully resolved all 27 of the 2026 Grand Hyatt Deer Valley property tax appeals filed by Levinson on behalf of his property owners — with 100 percent of the owners he represented receiving a reduction in their 2026 assessed value. The written stipulation agreements with the Wasatch County Assessor’s office total more than $5.1 million in taxable value reductions and more than $52,000 in first-year property tax savings.
The Residences at Grand Hyatt Deer Valley, completed in December 2024 in the Deer Valley East Village, received its second year of assessments in 2026 — and the county’s valuations jumped sharply, coming in well above the prior year’s values and as much as 80 percent above owners’ own recent arm’s-length purchase prices. Levinson filed appeals for 27 individually owned residences in the building, presented evidence at 27 consecutive hearings before the Wasatch County Board of Equalization, and negotiated stipulated resolutions on every one of his cases — without a single appeal going to a contested decision.
The results included multiple complete wins in which the county conceded the full requested reduction — in one case agreeing to a value below the amount initially requested — and a single-unit value reduction of more than $835,000. The negotiations also produced a structural win for his property owners: the county agreed to equalize identical floor plans that had been assessed hundreds of dollars per square foot apart, and revisited and substantially improved several of its initial offers after further review.
“The first few years after a new building opens are where the biggest assessment errors happen, because the county has almost no sales history to work from,” said Levinson. “We built the evidence — the comparable sales, the per-square-foot analysis, and the actual rental performance of these units — and the Assessor’s office engaged with it seriously and professionally. One hundred percent of the Grand Hyatt owners who hired me got a reduction, and they’ll see the savings on their 2026 tax bills.”
The Grand Hyatt results cap a 2026 season in which ParkCityTax.com filed appeals across Summit and Wasatch Counties on a contingency basis, with property owners paying a fee only when their taxes are actually reduced. Enrollment for the 2027 appeal season is now open at ParkCityTax.com; valuation notices are mailed in late July, and appeals must be filed by September 15, 2027.
